Should you build in an established estate or a new development?

Making the decision to build a home is a big step. Building in an established community vs. a new development
The choice to build in an established community versus a new one is ultimately a matter of personal preference (and perhaps your budget) - but generally, buying into an established community is the safer choice for your finances and your budget.
In new developments, many of the variables associated with lifestyle and future land value are still unknown. Amenities like parks, shops, schools and public transport may not yet exist. In many cases, they are probably yet to be even confirmed. Those who move into a new development could be taking the risk that these amenities never materialise.
With no community in place at new developments, it’s also impossible to know exactly what the character of the neighbourhood will be like. Is it going to be a place where everyone knows their neighbours? Or will the community be considerably less active?
The thing that attracts most people to brand new developments is lower costs of entry. Lack of amenities, as well as the prospect of ongoing construction, usually means smaller block prices compared to established areas in similar locations. It’s not uncommon for new estates to sell untitled land as well, which usually comes at a lower cost. It is worth remembering however that established communities can be very affordable, sometimes more so than new developments.
