A Rosehill Waters Update

Things are moving fast at Rosehill Waters! With recent demand demonstrating a continued love for the project and the unmatched lifestyle on offer, there are a number of exciting updates to share.
We have seen the sale of over 480 lots to date, Stage 5 is now fully sold and only 1 lot remains in Stage 4. Stage 6 is now 50% sold, and future final Stage 7 is currently undergoing planning approval resolution and due for release for sale in early 2024.
Time is truly running out to live in South Guildford with the love of our unique location demonstrated by a rush of existing Waterhall and Rosehill Waters residents signing contracts on the Valley.
Civil construction, earthworks, upgrading roads and connecting services takes time due to the current trade availability challenges, but to minimise the impacts on existing residents we are looking into all available avenues to prevent construction works from extending into 2025.
Additional efforts have been taken to support existing trees near our construction zones with street trees in Lautour Street having been fertilised and provided professional root pruning, while mulching works will begin shortly around the preserved trees to help support moisture retention in the soils.
The recent landscape upgrade of Kulungar Park adjacent to Stage 5 provided irrigated lawns and landscaped garden beds installed to improve and better activate the space for residents in close proximity.
Our Stage 4 creekline has seen a huge change since its completion, with the fast growth of plants that gather nutrients from the waters passing through. Residents in the adjacent homes, now complete, have shared that they love the natural outlook from their homes.
The Public Open Space for Stage 6 & 7 is in the advanced planning stage, with a new groundwater bore recently installed to facilitate the new Stage 6 street trees, which we hope to begin planting in May 2024.
In December, the City of Swan councillors will be voting on Amendment 223, the framework that provides for hospitality in the Rosehill Lodge Precinct. If approved, the uses introduce a tavern and short-stay accommodation which help support investment for the restoration of the old Rosehill Lodge Homestead Building.
We’re hopeful the councillors recognise and remember your 70% vote of support for the rezoning and Rosehill Lodge Precinct Vision. We continue to work through proposals from the recent hospitality operator EOI process, and with the above council decision resolved, it will help provide clarity of future outcomes.
With the Festive season upon us and a new year not far away, we are hoping all civil construction works, in all stages of the Valley, will be complete by the end of 2024. We hope to resolve clarity on the future hospitality operator, along with a more definitive view on approved plans for the hospitality precinct.
